- Buying a Florida waterfront building lot? The summer of 2010 is the best time in year's to be a buyer. Real estate investors all know that "You make your money when you buy". To buy at great prices you have to be a "contrarian" and buy when the market is down and buyers are scarce. Most Gulf Access lots are selling for prices 60% to 90% less than the market peak prices of the summer of 2005, low prices not seen since 2001. Many seller's of waterfront lots have been affected by the financial crisis, so Florida waterfront property is often being sold in "distress" situations. There are starting to appear a significant number of "Bank-Owned" foreclosed lots and "short sales". To find out how low a seller may go, you have to make an offer.

- There are a wide variety of lots and prices in this area. Lots with a 10 foot fixed bridge clearance and no seawalls are available for prices starting in the $30's. Lots with sailboat access and seawalls start under $60,000. Sailboat lots in Punta Gorda Isles and Burnt Store Isles can be as low as $150,000 but usually are in the mid $200's. Lots on the barrier islands such as Siesta Key and Longboat Key go from $150,000 up to the $ millions.
