   The zone on the Gulf of Mexico from Sarasota to Punta Gorda is world famous for it's fishing, beaches and beautiful climate. It is also one of the few places in the USA where ocean access lots are  reasonably priced. In the 2008/10 real estate market meltdown, prices have started to bounce back from their lowest levels  but are still usually down 60% to 90% since August 2005. Many lot prices are at 2001 levels or less. The mortgage/credit crisis has created never to be repeated opportunities for alert buyers. 

 A few lots with fixed bridge access are available for prices below $30,000. Sailboat access lots are available starting under $60,000. The beachfront lots are still over $1.0MM. Click on "Recent Lot Sales" to get updated pricing information.

  • Buying a Florida waterfront building lot? The summer of 2010 is the best time in year's  to be a buyer. Real estate investors all know that "You make your money when you buy". To buy at great prices you have to be a "contrarian" and buy when the market is down and buyers are scarce.  Most Gulf Access lots are  selling for prices 60% to 90%  less than the market peak prices of the summer of 2005, low prices not seen since 2001. Many seller's of waterfront lots have been affected by the  financial crisis, so Florida waterfront property  is often being sold in "distress" situations. There are starting to appear a significant number of "Bank-Owned" foreclosed lots and "short sales". To find out how low a seller may go, you have to make an offer.

  • There are a wide variety of lots and prices in this area. Lots with a 10 foot fixed bridge clearance and no seawalls are available for prices starting in the  $30's. Lots with sailboat access and seawalls start under $60,000. Sailboat lots in Punta Gorda Isles and Burnt Store Isles can be as low as $150,000 but usually are in the mid $200's. Lots on the barrier islands such as Siesta Key and Longboat Key go from $150,000 up to the $ millions.
