Recent  Charlotte  &  Sarasota  Counties  Gulf  of Mexico  Access  Waterfront   Lot  Sales

     This report includes the all the waterfront  sales in Charlotte and Sarasota Counties since March 1 , 2010 and some prior sales to give context.     Sales volumes have increased  and prices are turning positive  after  sharp price and sales volume declines caused by the mortgage/credit crisis. There were 100+ Gulf of Mexico access lot sales during the period March 1 to July 3.  Most waterfront lot selling prices are still down 60 to 90% from the 2005 highs.

    There are eleven major areas offering  substantial numbers of Gulf of Mexico access building lots in Sarasota and Charlotte Counties:

 

     1. Punta Gorda Isles  is on the east side of Charlotte Harbor south of the Peace river( see  www.PGICA.org ). It is  (zip code=33950)  on the real estate maps. There are over 100 Gulf of Mexico access lots for sale in this area at list prices starting at $99,900 and going up to  $1.6 million ( an oversized lot directly on Charlotte Harbor ).    

       Since March 1, 2010 there have been the following sales:

        -One powerboat lot $100,000.

        -Ten sailboat lots at prices between $115,000 and $300,000. The most expensive lot was oversized with a great view. The median sales price was $180,000.

       -Three lots with less than 40 feet of waterfront sold for $75,000 to $90,000. 

          

   2. Burnt Store Isles is just south of Punta Gorda Isles ( see www.BSIA.net ) is both a golf and waterfront community.   There are 38 Gulf access lots for sale starting at $155,000, the median asking price is $250,000. All the Gulf Access lots in Burnt Store Isles are sailboat lots with seawalls.  There were 2  lot sales since March  1, 2010, one for $140,000 and one for $196,000.

 

     3. Port Charlotte waterfront lots are south of the intersection of US 41 and Rt 776. This is zip codes 33948 and 33952  on the  maps.There are over 100 gulf access lots for sale in this zone at prices starting at $34,900 for powerboat lots and $129,000 for sailboat lots. List prices go up to $1,150,000 for lots directly on Charlotte Harbor. This zone also  includes the gated community of Grassy Point. Lots in this zone don't always have seawalls.  

      Since March 1, 2010 there have been the following sales. 

      -Three sailboat lots with seawalls sold for prices between $75,000 and $155,000.  Two sailboat lots without a seawall for $55,000 and $56,001.

      -Two powerboat lots with seawalls for $60,000 and $78,000.

      -Thirteen powerboat lots with no seawalls sold for prices between $22,500 and $45,000 with a median price of $35,000.

      4. Northwest Port Charlotte is north of Rt 776 ( El Jobean Rd ) and has access to the Myakka River which empties into Charlotte Harbor. This is zip code 33953 on the real estate maps and it lies directly west of the proposed Murdock Village project, hopefully someday to be the new urban center of Charlotte County. There are 80+ Gulf of Mexico access lots for sale at prices starting at $29,900.

       Since March 1, 2010 the following lots were sold:

       -Four powerboat lots without seawalls were sold for prices between $20,000 and $45,000, median price was $23,000.

 

     5. South Gulf Cove is directly west of Charlotte Harbor, across the harbor from Punta Gorda Isles( www.SouthGulfCove.org ). South Gulf Cove is a couple miles north of the bridge to Boca Grande and the zone of Placida. This is zip code 33981 ( this zip also includes Gulf Cove, a Myakka riverfront community to the north, see below ) on the real estate maps. South Gulf Cove represents about half of all the waterfront sales in Sarasota and Charlotte Counties. There are over 150 Gulf access lots for sale in South Gulf Cove starting at $30,000 for powerboat lots and $79,000 for sailboat lots with seawalls. The most expensive lots in South Gulf are in the Northeast corner of the project (section 93) and are sailboat lots with seawalls that have list prices starting at $79,000.

     6.  Gulf Cove is a deed restricted community north of South Gulf Cove on the west side of the Myakka River. All waterfront lots in this area have direct access to the Myakka river and only have to get under one 26 foot high bridge to get into Charlotte Harbor and the Gulf of Mexico. There are over 20 lots for sale at prices starting at $65,000.

     Since March 1, 2009 there have been five sales at prices between $40,000 and $90,000 with a median of $52,000.

         

       7.  Palm Island, a barrier island off of the Cape Haze Peninsula, with ferry access only ( no bridges ) was  hot in 2008.

        During  2008 a gulf view lot at 251 Gulf sold for $860,000. Additionally, 481 Bocilla sold for $230,000,  610 Bocilla ( one acre ) sold for $835,000,  31 Palm Dr sold for $230,000,  50 Tarpon sold for $447,500, 251 Bocilla sold for $260,000, and a 50 x 150 foot beachfront lot at 261 Gulf sold for $590,000. A beachfront lot at 9454 Alborado sold for $500,000.

       In 2009, 110 Bocilla sold for $209,900, 231 Bocilla for $150,000, and 151 Bocilla for $180,000.

       So far in 2010 230 S Gulf sold for $251,000 and 141 Bocilla sold for $180,000.

      

 

       8. Longboat Key/St. Armands Key/Bird Key/Lido KeySiesta Key, some  of the most prestigious addresses in the USA, occasionally have vacant lots or "teardown" houses for sale. Please click on the following link for recent sales in this area:

      9. Mainland Sarasota has some canal and bayfront properties, mostly teardown houses. Three such properties sold between June 1, 2008 and August 15: 1728 Bay St, 1622 Bayward, and 1433 Harbor sold for prices between $570,000 and $630,000.

      From August 15 to Dec 31, 2008 the following sales ocurred: 840 Indian Beach with 1.7 acres and 270 feet on the bay sold for $2,755,000, 4015 Flamingo with one acre and 200 feet on the bay sold for $2,700,000, 101 Seagull on Bird Key with almost one acre, went for $876,000.

      Prior to Oct, 2009, 1616 Baywinds sold for $520,000 and a lot on Tocobaga Lane sold for $1,000,000. Two lots at 5532 & 5533 Merrimac sold for $165,000 each ( this was a foreclosure ). 2117 Michele, a powerboat lot in South Sarasota sold for $150,000 and 2113 Michele sold for $130,000.

      Since Oct 1, 2009, 8624 Dunmore sold for $700,000. This lot has a view of Sarasota Bay and Siesta Key.  Also 6220 Hollywood sold for $700,000.

 

      10. Casey Key, which lies south of Siesta Key, had three sales in the last half of 2008. A small beachfront lot at 1522 Casey Key sold for $800,000, two acres on the beach at 560 N. Casey went for $3,900,000, and a 3/4 acre gulf to bay lot at 3210 Casey Key sold for $2.0 million.

 

      Other Sales.  There are several areas that have sporadic sales of Gulf Access lots such as Englewood, Harbor Heights on the Peace River, Manasota key, Boca Grande, Little Gasparilla Island, Osprey. The sales since March 1, 2010 in these areas were:

     -Two side by side lots in Placida were sold for $165,000 apeice. These lots will benefit from the new bridge being built at the south end of Cape Haze.

     -A lot directly on Lemon Bay in Englewood was sold for $322,000. This was a bank owned foreclosure previously purchased for $955,000.

     -A lot just off Lemon Bay in Englewood was sold for $325,000.

     -A lot in Osprey just off the ICW went for $425,000.
