 Sales Volumes are up & Prices are Rising. Gulf Access Waterfront lots are selling at prices between $19K to $700K with a median price of $52,000.   


      The zone on the Gulf of Mexico around Port Charlotte & Punta Gorda Florida and Charlotte Harbor is world famous for it's fishing, beaches and beautiful climate.  It is also one of the few places in the USA where many ocean access lots are  reasonably priced. In the spring of 2013, prices are bouncing back from their lowest levels of the meltdown  but there are still bargains, sometimes down 60% to 90% since August 2005.  The mortgage/credit crisis has created never to be repeated opportunities for alert buyers. 

     A few lots with fixed bridge powerboat access are available for prices below $30,000. Sailboat access lots are available starting under $50,000. Punta Gorda lots with seawalls start around $100K.

 Buying a Florida waterfront building lot? The Spring of of 2013 is  still a great time  to be a buyer.  Real estate investors all know that "You make your money when you buy". To buy at great prices you have to be a "contrarian" and buy while the market is still down.  Many Gulf Access lots are  selling for prices 60% to 90%  less than the market peak prices of the summer of 2005. Also, many seller's of waterfront lots have been affected by the  financial crisis, so Florida waterfront property  is sometimes being sold in "distress" situations. There are also a small number of "Bank-Owned" foreclosed lots and "short sales". To find out how low a seller may go, you have to make an offer.

  • There are a wide variety of lots and prices in this area. Lots with a 10 foot fixed bridge clearance and no seawalls are available for prices starting in the high  $20's. Lots with sailboat access and seawalls start under $50,000. Sailboat lots in Punta Gorda Isles and Burnt Store Isles can be as low as $100,000 but usually are in the mid $100's with premium lots up to $500k.
