 In the last twelve months, over 350 Gulf Access Waterfront lots in Port Charlotte, Florida have sold at prices between $20K to $694K with a median price of $65,000. Since the market bottom in the second semester of 2011 when the median price was $38,000, median prices are up 71% but they are still 63% below the record 2005 median price levels of $178,000.  


      The zone on the Gulf of Mexico around Port Charlotte,  Charlotte Harbor and the Cape Haze Peninsula is world famous for it's fishing, beaches and beautiful climate.  It is also one of the few places in the USA where many ocean access lots are  reasonably priced. In the autumn of 2014, prices have bounced back from their lowest levels of the meltdown  but there are still bargains, sometimes down 60% to 80% since August 2005.  The mortgage/credit crisis has created never to be repeated opportunities for alert buyers.

     A few lots with fixed bridge powerboat access are available for prices below $35,000. Sailboat access lots are available starting under $50,000. Port Charlotte lots with seawalls start around $60K.

 Buying a Florida waterfront building lot? The autumn of 2014 is  still a great time  to be a buyer.  Real estate investors all know that "You make your money when you buy". To buy at great prices you have to be a "contrarian" and buy while the market is down.  Many Gulf Access lots are  selling for prices 60% to 80%  less than the market peak prices of the summer of 2005. Also, some seller's of waterfront lots have been affected by the  financial crisis, so Florida waterfront property  is sometimes being sold in "distress" situations. There are also a small number of "Bank-Owned" foreclosed lots and "short sales". To find out how low a seller may go, you have to make an offer.

  • There are a wide variety of lots and prices in this area. Lots with a 10 foot fixed bridge clearance and no seawalls are available for prices starting in the low  $30's. Lots with sailboat access and seawalls start under $60,000. Sailboat lots with seawalls South of Edgewater can be as low as $100,000 but usually are in the mid $100's with premium lots listed for prices up to $650k.
