Sales Volumes are up & Prices are Rising. In the last twelve months, over 400 Gulf Access Waterfront lots in Charlotte County have sold at prices between $15K to $725K with a median price of $58,000. Since the market bottom in the second semester of 2011, median prices are up 50% but they are still 75% below the record 2005 median price levels.
A few lots with fixed bridge powerboat access are available for prices below $30,000. Sailboat access lots are available starting under $50,000. Punta Gorda lots with seawalls start around $100K.

Buying a Florida waterfront building lot? The spring of 2014 is still a great time to be a buyer. Real estate investors all know that "You make your money when you buy". To buy at great prices you have to be a "contrarian" and buy while the market is still down. Many Gulf Access lots are selling for prices 60% to 90% less than the market peak prices of the summer of 2005. Also, many seller's of waterfront lots have been affected by the financial crisis, so Florida waterfront property is sometimes being sold in "distress" situations. There are also a small number of "Bank-Owned" foreclosed lots and "short sales". To find out how low a seller may go, you have to make an offer.
