Sales Volumes are up & Prices are Starting to Rise but you Can Still Get Gulf of Mexico Access Building Lots/Land Starting Under $30,000.  

      The zone on the Gulf of Mexico from Punta Gorda  to Sarasota Bay is world famous for it's fishing, beaches and beautiful climate. The zone is Sarasota And Charlotte  Counties. It is also one of the few places in the USA where many ocean access lots are  reasonably priced. In the spring of 2012, prices are bouncing back from their lowest levels of the meltdown  but there are still bargains, sometimes down 60% to 90% since August 2005.  The mortgage/credit crisis has created never to be repeated opportunities for alert buyers. 

     A few lots with fixed bridge access are available for prices below $30,000. Sailboat access lots are available starting under $50,000. Most of the Gulf access lots selling for prices under $150,000 are in Charlotte County.   Most of the Gulf access lot sales in the Sarasota area  are at prices over $200,000 with median prices around $400,000 and the best lots over $2.0 million. These lots have held their values during the downturn due to their excellent locations.

 Buying a Florida waterfront building lot? The Spring of 2012 is  still a great time  to be a buyer.  Real estate investors all know that "You make your money when you buy". To buy at great prices you have to be a "contrarian" and buy while the market is still down.  Many Gulf Access lots are  selling for prices 60% to 90%  less than the market peak prices of the summer of 2005. Also, many seller's of waterfront lots have been affected by the  financial crisis, so Florida waterfront property  is sometimes being sold in "distress" situations. There are a small number of "Bank-Owned" foreclosed lots and "short sales". To find out how low a seller may go, you have to make an offer.

• There are a wide variety of lots and prices in this area. Lots with a 10 foot fixed bridge clearance and no seawalls are available for prices starting in the  $20's. Lots with sailboat access and seawalls start under $60,000. Sailboat lots in Punta Gorda Isles and Burnt Store Isles can be as low as $100,000 but usually are in the mid $100's. Lots on the barrier islands such as Siesta Key and Longboat Key go from $150,000 up to the $ millions.
